Our preforeclosure data set is compiled from official records sources. (We never buy or publish data from third parties.) These sources include County Recorders’ Offices, Registry of Deeds, County Clerks, Trustees and Sheriff’s Offices, among others.
The names of documents in the foreclosure process vary from state to state, but for the most part, documents filed in public records relating to the beginning of the process are labeled Notice of Default (NOD) in states with non-judicial foreclosure processes, and Complaint for Foreclosure Relief or more commonly, Lis Pendens (LIS) in states using the judicial process.
We deploy strict standards in the aggregation, data normalization and publication process of our preforeclosure listings.
